Anyone who’s owned a home knows how much trouble it can be to deal with all of the little maintenance issues that come up. There’s nothing worse than moving into a resale home and finding out it needs major repairs.

Those who buy new homes don’t have these same concerns. The new materials and appliances (if applicable) that come with the home are far less likely to break down simply because they’re new. It’s rare for someone living in a brand-new home to encounter any major problems, but when they do, the warranty will usually cover the repairs.

One Year Coverage

During the first year in your new home, you’re covered for all “defects in materials, labour, and design with respect to the new home.” Think of this as a 'bumper to bumper' type warranty during this year.

What does this mean? Essentially, it means that we’ll come out and fix anything that goes wrong as a result of the materials we used, the work we did, or the design of the home. For instance, seasonal changes may effect doors, floors, drywall, and other parts of the home. These will all be viewed and repaired within the first year of warranty!

It would not cover any damage caused by you or your family. For instance, even if you chose the hardest wood for your hardwood floors, it could still dent if you dropped a very heavy object on it. This is not a product flaw or a result of our workmanship.

Most of our buyers go through the first year without any problems, but you know that we’ll take care of you should something happen to go awry.

Two Years Coverage

Certain problems may not make themselves known until the home has been through a full year’s worth of seasons. For this reason, a two-year warranty covers your home's plumbing, heating and electrical distribution systems. If there's a pipe that's susceptible to freezing through a defect, or a heating issue that doesn't become apparent until it's been used for a while, these issues might not become apparent until winter has fully set in. Once again though, this warranty wouldn’t cover any damage you’ve done yourself.

Five Years Coverage

Materials can expand and contract as temperatures change, which can cause leaks around the windows, doors, and vents in the roof. If you see any defects come up with the building envelope over the first five years, they’ll be covered by the warranty.

The “building envelope” is a term sometimes unknown to homeowners, but this simply means the components that separate the controlled interior air from the exterior such as the roof, outside walls, windows and doors.

Ten Years Coverage

The little things in your home will require replacement over the years due to normal wear and tear, but you shouldn’t have to worry about major issues with the structure of the home. For the first ten years after you buy your Broadview home, we'll take care of any defects in the building's structure under our warranty. This includes things like cracks in the foundation walls that result from structural failure. If this is found, a claim to the National Home Warranty will start the process. This will also be viewed by the Broadview Homes Warranty Department.

Additional Warranties

In addition to the generous warranty we offer all of our customers, you’ll also receive warranties that cover some of the specific materials and appliances in your new home. These often depend on the brand that you purchase, but you should be able to see the warranty before you make a decision.

For instance, a warranty on the roofing materials themselves would typically be for around 10 years manufacturer warranty. Appliances wouldn’t be covered under our warranty, but they should each come with their own warranty against manufacturing defects.

When you move into your home, you’ll receive all of these warranties. It’s smart to keep them all in one “home maintenance” binder so that you can easily access them if you need to.
