While the entire building process can take between nine months to a year, buyers have the chance to make decisions about the design of the home, making it truly their own.

If you’re thinking about buying a new home, you’re naturally wondering how this whole building process works. Fortunately, we can explain everything to you in simple terms.

The first step in the building process is probably the most fun! It’s where you get to explore all the options you have with Broadview. This involves looking at different styles of homes to find ones that fit your family’s needs. We often see that once people step inside our show homes, they get a better feel for what’s important to them. 

For instance, families who think they want a home with more than 2,000 square feet are sometimes surprised by how spacious an 1,800 square foot home feels or by how much money they could save by purchasing a 1,600 square foot home and finishing the basement. You may also be exposed to modern features that you hadn’t thought about much before, such as a mudroom or second-floor laundry.

Don’t forget to look at different communities as well. We build in many great neighbourhoods throughout Winnipeg, and each one has a distinct feel. One may be a better fit for your family for a variety of reasons.

Signing the Purchase Agreement

Once you know what you want and where you want to build it, you’ll sign a purchase agreement with the Sales Agent. At this time, you need to make a down payment. You’ll be making important decisions on 

picking the right floor plan, the community and lot, and other major features in the build. Usually, you can still make a few changes after you’ve signed the purchase agreement, but there’s a deadline for those changes. We’ll make sure you know when that deadline is.

The purchase agreement doesn’t usually contain the specific details that relate to the design of the home, such as what paint colours you want on the walls, which doorknobs you prefer, and the exact style of your kitchen cabinets. These are the choices that you make at our DesignQ design centre, along with the help of 

a certified interior decorator. To make the most of your time, we suggest you visit DesignQ well before your appointment to start narrowing down the list of your options - they hold an open house every Thursday from 9am-4pm. Once you have your meeting, you will have an easier time making selections.

Building Your Home

The good news is we are able to start building your home after you’ve signed the purchase agreement and before you’ve finished making all of your design selections. We need to get the plans approved, but this is a simple process because we’re experienced builders who are building your home based on plans that we are very familiar with.

From there, we dig the foundation and start to put up the “bones” of your home. Once those basics are in place, we can call in professionals like the plumber and the electrician to do their rough-ins. Professionals also come in to install things like the cabinetry and countertops. Finally, we do everything it takes to make your home look pretty from the inside and the outside based on the design decisions you’ve made.

Note that at various stages throughout this process, we’re required to have an inspector come in to check our work. This ensures there are no mistakes before we move on to the next stage.

Getting Oriented

Finally, your new home is finished, and you’re ready to move in. At the end of the building process, we’ll take you to your new home so you can check it out. During this time, we’ll point out features and tell you everything you need to know about caring for your home.

Then, you’ll have a closing day similar to the closing day for a resale home. This finalizes all of the paperwork, gives you your mortgage, and makes the transfer of ownership to you official. You’ll get the keys, and then you can start unloading your boxes.

Once you know what you want in your new home, the building process takes anywhere from nine months to a year, but we stay in touch every step of the way so that you can plan your moving date. If you have any other questions about how the building process works, don’t be afraid to ask.
