We know building a new home can come with plenty of questions, from construction updates and communication to possession and warranty support.

This FAQ is here to answer the most common ones so that you are informed and can feel confident knowing what to expect.

Frequently Asked Questions

Your Broadview Homes Sales Representative is your primary point of contact for any questions or
concerns during the construction of your home. They are supported by our management team and
will work with you to address questions and help ensure a positive experience.

You will receive regular automated construction updates as your home progresses through key
milestones. These updates are designed to keep you informed throughout the building process and
help you prepare for the next stages of your homeownership journey.

No. Once your Plan Modification Deadline has passed and drafting has begun, further changes
cannot be accommodated. This helps keep your home, and the homes of other customers, on
schedule.

If your home does not include preselected interior and exterior colours, you will be invited through
your automated progress updates to attend a preview appointment at our in-house designQ centre.
This preview gives you the opportunity to explore available finishes and colours before your
appointment with your Design Consultant, where you will finalize your selections.

If you purchased your home before the mechanical rough-in stage, you will be invited through your
automated progress updates to schedule an onsite framing walkthrough with your Site Supervisor.
You may also request up to two additional visits accompanied by your Sales Representative. These
visits are subject to construction progress, site safety requirements, and scheduling availability.

While we make every effort to complete your home on schedule, delays can occur due to
circumstances beyond our control, such as weather, labour shortages, material supply disruptions,
or unforeseen site conditions.


If a delay affects your home, it will be reflected in your next target possession update. In the event of
a more significant delay, we will communicate with you promptly and work with you to address any
questions or concerns.

Your firm possession date will be emailed to you, your lawyer, and your lender (if applicable) at
least 45 days before the possession date. To help you prepare in advance, we also provide up to
three target possession updates during construction.

In many cases, no. Most new home exteriors are not fully complete at possession, especially for
homes built over the winter months.
Certain exterior work like stucco, painting, concrete work, masonry and grading is seasonal and
depends on appropriate weather and site conditions. These tasks cannot be completed during
periods of freezing temperatures, snow cover, excessive moisture, or unstable ground conditions.
In the spring and summer, trade partners also work through a high volume of seasonal work across
many homes. As a result, even homes taking possession in the summer and fall may still be waiting
for certain exterior items to be completed.
We understand this can be frustrating, and we appreciate your patience. Seasonal exterior work will
be completed as soon as weather, site conditions, and trade scheduling allow.

Your new home orientation is an important opportunity to tour your completed home with your site supervisor before possession. During this appointment, we will review the operation of key systems and components, explain important home features and warranty coverage, and note any items that require follow-up.

As possession approaches, we recommend that you:

  • Finalize your mortgage and financing arrangements in time for your closing date
  • Schedule your appointment with your lawyer
  • Arrange home insurance effective on possession day
  • Set up utility accounts
  • Begin planning your move once your firm possession date has been confirmed

Staying organized in the weeks leading up to possession will help make your transition into your
new home as smooth as possible.

We recommend arranging home insurance well in advance of possession and confirming that your
coverage takes effect on your possession date.
You should also contact utility providers like Hydro, internet, water and waste, etc., before
possession to arrange account setup and service activation.

If you would like to estimate the final amount owing to Broadview Homes before receiving your
Statement of Adjustments, you can:

  • add the total of all Change Modification Requests (CMRs) before tax to the purchase
    price of your home
  • then add 5% GST
  • add your $2,500 developer landscaping deposit
  • and finally, subtract any purchase deposits paid

Please note that this calculation reflects only the estimated final amount payable to the builder.
First Time Homebuyer GST rebate and other fess may apply.


Additionally other closing-related costs may include:

  • Legal fees
  • Property taxes
  • Property transfer tax
  • Home insurance
  • Moving expenses
  • Utility setup or connection fees

If you have questions about your total closing costs, we recommend speaking with your lawyer.

Your Statement of Adjustments, or final closing costs, are calculated two to three weeks before
your firm possession date and are sent to your lawyer. If your lender requires a copy they may
request so from your lawyer.

The First-Time Home Buyer GST Rebate is applied for by the purchaser directly through the Canada
Revenue Agency after possession. This means you’ll pay the full GST amount at closing and then
apply for the rebate afterward.

Two to three weeks before possession, we provide your lawyer with the Statement of Adjustments,
which outlines the final costs associated with your home purchase.

Around the same time, you will meet with your lawyer, and your lender if applicable, to finalize your
closing documents and financing. Within the week leading up to possession, we will contact you to
schedule your new home orientation walkthrough during regular business hours.

On possession day, your keys will be released to you by your lawyer once the transaction has
officially closed.

The features and finishes included with your home are determined by your purchase agreement,
specifications, and any approved selections or change orders.
If you are unsure whether a specific item is included, your Broadview Homes sales representative
will be happy to confirm the details of your home purchase.

Yes. Even if you purchased a home previously used for display, Broadview Homes provides a 1-2-5-
10 year warranty, including coverage for:

  • 1 year on defects in materials and labour
  • 2 years on delivery and distribution systems, including plumbing, electrical, and HVAC
  • 5 years on the building envelope, including many exterior components
  • 10 years structural coverage

Yes. As a new home settles and materials adjust to seasonal temperature and humidity changes,
some minor cosmetic changes are normal. These may include small drywall nail pops, minor
shrinkage at joints, or hairline concrete cracks.
These conditions are common in new construction and are not necessarily signs of a defect. Your
warranty coverage will outline what is considered warrantable and how concerns are addressed.

After possession, any warranty concerns should be submitted online through the process outlined
in the manual provided at your new home orientation. Our warranty team will review your request,
determine the appropriate next steps, and work with you to address warrantable items in
accordance with the applicable warranty coverage and timelines.
